LOYALTY… your agent will obey all your lawful instructions and provide 100% loyalty.
PROPERTY SELECTION…
your agent will seek out and make available ANY properties, including For Sale By Owners, unrestricted by the seller’s asking price.
PRICE COUNSELING…your agent will provide
counseling to establish a range of value and for establishing an initial offering price.
PROPERTY ANALYSIS…your agent will provide an objective and critical analysis of any properties
being considered along with recommendations for further scrutiny.
NEGOTIATIONS…your agent will help you establish a negotiating strategy, inform you of strengths and weaknesses and
implement that strategy as necessary.
GETTING A GOOD DEAL…your agent will suggest actions, positions and procedures so the best property can be secured at the most favorable price and
terms. Your agent will also be free to share any information about the seller.
CLOSING SERVICES…
your agent can research any alternatives, assist in obtaining financing, prepare for settlement and, whenever possible, represent you in any concerns during closing and transfer of ownership and securing occupancy.

SCOPE OF CLIENT SERVICES:
LOYALTY…the agent, a subagent of the seller, is obligated to obey the seller’s instructions and provide them 100% loyalty.
PROPERTY SELECTION…the agent is limited in showing properties where he/she is the agent or subagent of the seller and only those listed within the price range of any buyer.
PRICE COUNSELING… the agent may provide raw market data but may NOT counsel a buyer as to a price to be offered or an opinion of relative value.
PROPERTY ANALYSIS…as
representative of the seller, the agent may only point out the positive aspects of the property and the area. All material facts must be disclosed and all laws relating to real estate
transactions followed.
NEGOTATIONS…the agent is obligated to assist the seller in formulating and implementing a strategy and inform the seller of their respective strengths and
weaknesses.
GETTING A GOOD DEAL…the agent must contribute to securing a transaction on terms favorable to the seller. The buyer must rely on his/her own resources for building
and implementing a negotiating strategy.
CLOSING SERVICE…the agent can assist any buyer in securing financing, understanding the settlement process, and resolving disputes and
concerns during this phase. The agent is, however, the agent of the seller and is obligated to act in the seller’s best interest throughout the transaction.
